Something like 4%, but the gains aren't taxfree.
Say from 400,000 the intrest is 16000/year.
But you gotta pay 27,5% capital gains tax on that 16,000.. so you're left with just 11,600 on the 400,000.. so the actual intrest rate is under 3%..
