Your friend is lucky finding a triplex that he's able to live rent free off. But for most people, I triplex wont cover all the expenses with just two rents unless they put down a significant downpayment on it. Those type of properties just help the owner in paying part of the expenses. If you want to live "rent free", you'll need a six-units building or more. Then again, not too many landlords want to live in the same building as their tenants (excluding duplexes and triplexes)
