The only time we rented via an agent they had a list of minor defects in each room, but it wasn't complete... I took detailed photos of extra things and made them sign the page to prove they were aware of them.
We cleaned the house to what we believed was an acceptable standard but they still knocked us an extra $150, even after we'd paid $10k+ in rent.
We own now so hopefully we will never have to go through that again.
