In brief, the loan is granted at 40% of the value of the real estate property used as collateral after it is appraised by independent professional firms and only "likely very liquid" properties are accepted. So in the event the guy doesn't pay his loan, the property is sold and you get your 8% no matter what. If the property cannot be sold quickly, the owner guarantees the money with his own personal funds.
