Either your selling the damn site or your not selling it by putting restrictions on what you can or can't do with the site and contents means your not really selling it make up your mind son please!
Make up a fair price for the thing and then just sell it and wash your responsibility of it permanently like selling a car or don't bother in the first place.
That's my bit of advice for peeps today anyway.
