I have a friend that was flipping houses and doing most of the remodeling himself. Lots of really hard work involved. Had some really good success especially when the market was hot.
Then the bottom fell out and he got stuck with a few properties and ended up taking a big loss.
Now he's just doing the remodeling part for homeowners and doing well with that and the best part is he's happy doing it.
You sound like you've got it down to a science and operate a well oiled machine. Congrats on the success
