Don't think you are the only one to invest a lot of time and not close the deal.
Qualifying the Buyer before for spending a lot of time helps.
Depending on your market, selling skills an product you will only complete and close the sale a certain percentage of the time.
Remember, if a ballpayer has a .333 batting average he makes big money ...
