All the websites are usually foreigners trying up the price so they can get paid on your deal, like any other real estate broker.
If you want the cheapest prices, you need to come over, get a car or a bike, and cruise around with someone who knows the area. There are cheap deals all over, but they are usually not officially listed somewhere.
This pic gives you the idea of the size of the cheap places. They are simple shells that can be made into something cooler, or you can just keep them simple. Some look like shit but some are done very well. Point is, if you are looking for BUDGET, this is the way to go in Thailand. Much cheaper than a condo and some of the styles (not this one) are modern.
This is considered "Thai style" and is pretty bare bones simple. That considred, you could probably get a place just like this in a quiet part of town (not Bangkok) for $15k - $30k. The closer to the city you are, the closer to $30k (or more) you will pay. They are generally 2 bedroom, 2 small bathrooms, living room, basic kitchen. Very basic.
This one (depending on where it is) may run $20k - $50k.
The trick is, hunting them down. Just like any real estate deal, you have to put in the time to find what you want at the price you're looking for. The good thing about Thailand is, the Thais are ALWAYS getting themselves into trouble with gambling or health issues, so deals are fairly easy to find if you are looking for them. I once missed out on a $160k property that some card player was letting go for $30k, because I couldn't get the money wired to her fast enough. She needed it within 24 hours.
Condos are a lot more expensive and are geared towards foreigners. European style, gyms, pools, and security, but you pay for those extras. However, it's a lot nicer place.
Small 1 bedroom homes can also be picked up for around $30k - $35 in some areas.
