Given the turbulent state of Google changes atm, I would take the 3k offer you had, it's not worth any more than that in my opinion maybe 5k at a stretch. Google changes at any time could wreak havoc with such a site.
I would really just hang on to it, cash the checks, anyone seriously interested in this won't be offering the kind of money I think you might expect from the sale.
