I think the smartest way would be to actually start at the ground level and learn the trade. Mainstream is quite different from adult (DUH), not least in the way of driving and monetizing traffic. Not to mention you don't need nearly as much of it as you do in adult, to make more money.

Once you get the hang of it at the ground and upper level, it's easier to assess what properties for sale are actually worth it. Not to mention you will also have the knowledge of improving sites, which may well have been undervalued/undermonetized by their previous owner. Outsource all mundane tasks and keep scaling up.

Then you can retire a second time.
