It's amazing how many people here have the wrong answer.
...the "Right" answer is, whatever YOU are personally into, will do the best for YOU.
If you're not a foot fetish guy, you won't understand anything about foot fetish. If you try to run or promote a foot fetish site, you will fail.
If you are not the kind of guy who likes women dressed as school girls, you won't understand anything about schoolgirls, and you will fail.
So here's what to do.
Think about exactly what it is that turns you on. Let's say its Lesbians. Now try to sub divide it a little. What do the lesbians look like? Are they cute, sexy "innocent" or "teen" girls "exploring"? Or are they hardcore diesel dyke raunchy short-hair tattoo chicks?
Whatever it is, try to narrow down exactly what it is that turns you on, and then promote that. You will build websites, banners and images made up only of what you really like. Others will notice your work, and you'll get sign ups.
