None of those things can calculate what a website is worth.
I'd say the formula looks something like this (someone else probably knows better thought):
Average monthly revenue times X months (usually 3-6) + any licensed content value + any codebase/property value minus complexity of new programmer to grasp + domain name value = price.
There are just too many things to factor in without more information, what kind of site are you trying to sell? Is it a blog? Is it a social network (how many active users does it have?), is it a dropship eCommerce site with X clients, suppliers etc.
Tell us more if you want some help getting it appraised. But services like those you listed are usually worthless. I had one of them say a site was worth 90K USD, while I doubt anyone would pay more than $50 for it lol
