Sadly for my friend's parents it was a small town and everything, at first, was handled at the local level. There was just no way for them to win. They could have taken it to a higher court, but at that point they were both so fed up with the town that they decided to cut their losses.
The worst part of the whole thing was that my buddy's dad had run the place for 25+ years. When they sold it his brother's (who had died about 10 years before this) widow came out of the woodwork and demanded half the money from the sale. It turns out when their mom had died she left it to both of them in the will. The one brother wanted no part of it so he let my friend's dad have it. However, they never changed the legal papers. Since they never changed that she was still legally a half owner. She took them to court and ended up getting half of the sale value. They then sued her for half the costs of the legal fight they had put up for the last three years and she counter sued for half the profits from the last 25 years. Eventually they all dropped their cases, but the whole thing was sad.
