In the US, tenants rights laws vary quite a bit from state to state. In some states, its almost impossible to get people out for any reason. But yeah, my GF was contracted by this large company and they were buying up everything that met a certain criteria and she was at times buying 15-20 homes a week for them. When they started allowing those kinds of tenants just because there was so many waiting, it turned into a real freak show.

Depending on the real estate market, it might not be an issue... in a place like Seattle for example, where property values are inordinately high, renting a house/condo is also expensive and people will rent apartments vs leasing a house which would be costing 2-3 times more.

I am in an area where in that category of home (say 1000-1500 sq ft) its cheaper to buy and rent a home than rent an apartment so the only people renting homes are either doing it temporarily (have temporary work here etc) or they just got out of jail or something or have some bizarre horror story. So buying and leasing a home here looks amazing on paper, where the rent will easily cover the mortgage/insurance and so on, but the type of people renting are those that will usually cost you $1000.00's once they move out, will make you chase them every month for rent, always have a story and so on.
