I've found that the best way to sell your adult properties and/or "businesses" is to leave nothing uncovered and be super straight up with every last detail. Give us some screen shots showing traffic stats, revenue stats and details about the regularity of content stores because you've got a content seller that many ppl here know and trust already chiming in and saying this is not worth $25k. So support your price and who knows maybe you'll have luck.
