I think that 200 Million is under-value actually. If I was Hef, I would sell it at $500m, and if no one bought it, too bad.
Even better, I would insist on a contract that says whoever buys it can't tear it down. Can you imagine if Donald Trump were to buy that house? He would turn it into the ugliest thing ever.
Here in Montreal there is some kind of law that prevents old buildings from being taken down. They can only be bought and sold under the condition that they are repaired or built back up in a way that maintains the heritage of the place or area. The Playboy Mansion would deserve the same treatment. At worst, maybe turn it into a museum or something. I hope that whoever ends up owning it keeps it as-is.
