Get a high sensitivity microphone and put the carpet or flooring up a bit. Place the microphone directly against the floor board and record everything. You will probably pick up conversations and other info. Once you have something embarrassing or incriminating just leave a copy of the recording on his door step and leave a note that asks if he wants those recordings to be put on youtube. As far as I know it would be completely legal.
