Is that $400 per week or $400 per month?
Don't mean to sound rude, but what sort of neighbourhood do you live in that being located near a 99c store would be considered a positive?
Unless you're struggling to find a new roomie I don't see why you would openly offer to let people pay off their deposit, or mention credit checks. Let them negotiate that with you privately. Sounds like your ad is written to attract the wrong kind of people.
