If you have a site pulling in 5K PROFIT (not "income" or revenue) then I would pay 6-9 months on that BUT it depends on the content, the traffic and other factors. I would want to know if that 5K monthly would continue after I bought it AND how much work is required (updates, SEO, etc) to KEEP that income at that level.

If it threw off 5K profit without much work I would honestly wonder why you would sell it and not just put it on auto-pilot and just let it run.
