Have you considered creating a product that you can sell?
You seem to have a lot of knowledge in both flipping and traveling the country on the cheap. Those are both interesting topics that many people would eat up via courses, consulting and mentorship (all 3.) Check out some of the videos on consulting.com and you'll see what I'm thinking.
Flipping would probably be the best route as you can tap into people's desire to "run their own business." Then you could later tie traveling into it as a digital nomad sort of thing. "Once you have your business off the ground, here's how you can enjoy the country using your newfound freedom!"
Instead of finding something *new*, I would steer towards using something you already have (knowledge and experience) and build something real with it that you can bank on for years.
