Basically avoid Asian property unless you absolutely have to.
Most Asian countries have duel citizenship where you can buy citizenship for a nominal amount. Think Cambodia is $300k which is cheap on the scheme of things you do need to be fluent in spoken and written Khmer though (although this is overlooked). However let's be realistic if a powerful local wanted to screw you they would just say your land deeds were invalid as you're citizenship is invalid because you can't speak Khmer.

A court is never gonna side with a white man against a local.
