Thanks for the analysis Grisey. Yes, the site's search engine traffic rate has gone down (traffic & income wise) in recent months and I could not understand why, but I've just been too lazy to find & fix the problem or optimize traffic again. After all I knew I was gonna sell the site anyway. Someone else can definitely take better care of it than me.
Like you said, I'll do an income average for it's last 3 months instead. That will bring down the selling price a bit I guess but no hard feelings.
