Regular exterminator service: A must. It's the tropics. If you don't have an extermintor visit regularly, you will have roaches, rats, spiders, scorpions, ants, and centipedes.
If you own a house, you need automatic (or manual) sprinklers, or the sun will kill your lawn and trees and plants in a week.
If you have coconut trees, (like I do) you need the coconuts chopped out every six months, or they will start falling and damaging shit and killing people if they land on them.
Wet gear: No point living in the tropics if you don't have some boards, snorkel gear, etc.
Sunscreen: I buy it in bulk.
