I knew absolutely nothing about real estate just over one year ago - not one clue!
I was looking for some land, but had no clue as to what I really wanted. By digging around and evaluating "prospects" of stuff, I came across a lump of land - just under 1000 acres. I was dealing direct with the vendors. On either side of this property, the land (same damned stuff) was being sold for $90k - $120k/hectare. The location was all "ocean view" land and the surroundings are a "paradise".
I bought the lot damned cheap in the end - in fact the survey/legals/plotting/zoning came to more than the land cost.
Even if nothing is done on the land - the increase in value is, very conseratively, 10 fold.
In the background, I built up a "team" - lawyer (not a shit one!*g*) and a load of "experts" (cos I knew nothing - still don't!) and contacted "people that matter" in international orgs. I now have a scenario in place for land development and all finance that involves many millions.
It is just a matter of looking... if you don't have enough capital, get some friends involved. If the deal is good and secure - the world wants to be involved :-) Be "particular" about who is being involved tho - you can be "fussy" on a good deal :-)
I still don't pretend to know damned all about real estate and the implications - it's just a matter of judgement, common sense and listening to "experts".
