He has a site (building), but probably does not own the content for the site (building), someone else does, so how could it be that he can sell the site (building) along with the content.
I am not really arguing your contention, just want to know if you are speaking fact.

In this case, you own the building, not the hardware biz.
Just the same as the hardware biz can sell all his goodies but he can't sell the building.
Not the same situation as if you own a hardware biz which happens to be in a company owned building.
