real estate, if you can rent that shit out on a short term basis you can make a killing and you will always have a sweet ass pad to go to once a year for vacation. My buddy does a short term rental rate for one of his properties in teh right location, the realtor does ALL the work and he makes like 4k a month pure profit AFTER his mortgage.

I'd go real estate. Go get a couple places in a college town. Put enough down that you are nicely cash flow positive. Slum lord it to college kids and bank. Once they go up in value pull some out and get another. Rinse repeat.

Florida is unbelievable right now. Condos and houses in great locations going on for $50-100k in foreclosures. 5 years ago that wouldn't buy a shitty studio.
