I am sure in this now there are normal house now in a good place 500K euro

...and that's for a small apartment.
Bigger houses have more price per square meter, and depending on location. My aunts place is about 10000e/square meter...and that's just a few blocks down the road.

When we were buying our apartment (Wroclaw, Poland) in February, we got it for around 3300PLN/m2 (around $1,100). Now, 3 months later, it's almost sold out and the current price is 4150PLN/m2 ($1,380). We were lucky to make that deal in the last minute before the biggest price jump in our area within last couple of years.

and have you thought about buying more than 1 apartment? ( to rent out for 20 years and then sell with 300% profit or so )

thats the question, will the prices in countries like Poland truly increase so much as some people predict, or not....

That's a funky stuff. In theory, it's just outside Wroclaw, but practically it's part of the city (southern part of Krzyki Partynice, right next to the horse racing field). Looks like someone drew the city borders while being drunk. Badly. By cheap wine.

Still, it's a very nice area - quiet, lots of trees around, 10 minutes away from the strict center of Wroclaw (maybe twice as much at peak traffic).

Depends on the location. For example, Wroclaw is growing so rapidly that from my knowledge every new building site is visited by investors from UK and Germany, buying the apartments in bulk at a slightly discounted rate. I don't know about other cities, but my wife's uncle just sold his apartment in Warsaw for over twice as much as what he paid 5 years ago.

Will prices keep rising at the same rate for next several years? I'm not sure about it - the way they were climbing up since the year 2000 suggests it might stop at any time. Personally I'd rather invest in stock funds (or some safer ones) - with those your money is way more mobile. You can pull it out within 3 days and IF real estate prices suddenly go down, you'll be stuck with your apartment or selling it at half the price.

Even if you'd split your money between several different funds, you could still get 12-14 percent a year. It might be not that easy to achieve on the real estate market in the nearest future.

thanks for the opinion, the stockmarket requires some knowledge though or IMO theres more risk involved

and in real estate, when you buy 2 apartments, then you kinda decide to keep them for a quite long time ( at least this would be my goal, I wouldnt intend to sell them 3 years later ) and well, you rent them out and have some income and they also constantly increase in value ( well, thats the goal, but im not 100% sure about that )

till now i have been rather investing in adult domains ( thats also one of the reasons I have been truly losing sleep because of .xxx ) but diversification is always good and you cant deny that real estate in Poland has been quite good recently and many experts predict that it will be good for many years to come....

the thing is Im not entirely convinced it will be the case

also I'd be probably too lazy to deal with the tenants
if you invest into 10 apartments, you can hire someone to do it
if you have 1 or 2, its kinda pointless

yes, the GDP is growing nice recently, but on the other hand in Poland there's now the worst government since 16 years ( ultra-catholic, nationalistic etc ), infrastructure is poor ( no highways etc), there's corruption, huge unemployment, weather sucks, etc

so Poland will never be a location as good as f.e France

and the current real estate boom is connected with very huge demand ( including also speculation from both domestic and foreign investors ) and very small supply of new apartments

I have read f.e that in some countries the real estate didnt really increase much after they joined the EU

anyway, I dont expect any polish experts here, its an adult board not real estate board

if anything, im interested in more opinions of people from other european countries about their real esate market

Barcelona housing is about 6,000 ? / meter sq. Ridiculously high. In the last year prices have gone up 14% overall in the city. There has never been a real estate crash here, the bubble is enormously big and when it does pop alot of people are going to get seriously fucked. The further away you move from barcelona along the coast, it will get a bit cheaper, but there has also been a huge influx of Brits and Germans who by second homes along the costa del sol. Prices are so high that its culturally normal to live with your folks till your like 35 and only move once you've married and have saved some money after which you'll have a nice 50 year mortgage to look forward to pretty awesome
