I could offer you a double optin email type site with 25k verified in the milf/mature niche. Its very rarely mailed and the mail list has never been sold so its quite fresh in that respect. It really depends on a bunch of factors.

Here are a few.

How long the site has been online....if a site has been online for 6 months it is hard to use a longer multiple. Alternativly if a site has been around for 2-3 years you can get a decent avg.

I also like to look at what the site has been doing the past 6 months. Is it doing better, worse or the same?

I have payed 6-12 months based on these factors.
