SEO guys, need some eyeballs to review something I'm working on

Anyone here with some good SEO skills care to give me a hand with a quick review of something I'm working on?

I just want to make sure my structure looks solid before I keep going with it. Any other pointers would be helpful too.

If you feel the need for some cash, I can shell out a few bucks as well for some good advice. Paypal only.

I *think* I'm doing things correctly... I just want another pair of experienced eyeballs on it.

I'm new to the SEO game & I know there is a lot of information out there but I'd prefer to just hit the ground running with this site

question about spammy density....

i have 4 terms for this page... all start with "Las Vegas ________"

i've got the density for my selected keywords between 3 - 6% however because the keywords ALL start with "Las Vegas" the density for "Las Vegas" is now 11%....

isn't that spammy? "Las Vegas" alone isn't a keyword i'm going for... but i'm concerned if the density of it will effect the true keywords i'm optimizing for.

anyone know?

focus on real content, don't care about 'density' and other stuff, as long as it is natural and compelling.

Density matters alot less then you would think. Just write naturally but include your keywords.

exactly. As long as you provide compelling content on subject you try to optimize for you're good and you'll be good.

ok fuck it, critique this for me http://dev.findlasvegasrealestate.com

before i put anything live (robots.txt is denying everything right now) i need to figure out whether i should have the pages keyword rich like this OR if this is too excessive...

i made my title tag sound more like a real sentence rather than: "Las Vegas Real Estate - Las Vegas Homes - Las Vegas MLS - Las Vegas Real Estate Agent"

but then i lose the exact matches in the body copy / h1's...

this is the only part that is confusing me

(btw the images at the bottom & large jpg at the top are just placeholders)

I think that you're good to go with current amount of keywords and content you have there. Title is well written and good, content area too, what I would like to do is cut down meta desc a little bit. And make it 'catchy' in surfers' eyes.

Everything else is ready to rank well ;)

Any SEO advice you get for free is not worth having. They guys that know about SEO wouldn't help you for nothing. The ones that would, well you may as well just get advice from a box of cornflakes.

And for the record.

Keyword Density is a "penalty factor", not a ranking factor.

Have too much and its not getting listed cause its spam. You want to use your words naturally, if that means you have to write the term 15 times on the site, then you do. Just write the text natural and let the keyword fall into the descriptions like its meant to be there, should not look like it was added to increase "density"

Never, ever have I thought of "density".

I agree now you just need the single most important thing

Links

Remember to vary your sentences and only get links from sites with page and pagerank in relevance to your site.

Make the link building over a long period and show steady growth so it looks as organic as possible.
