Why does a realtor selling a million dollar home make a flyer with only 4 photos?

p.s. - yes, the vast majority of realtors are wastes of oxygen. |
They are salesmen .. Enough said
|
So, sell your home without one. Pretty easy, right?
|
So what happened?

million dollar+ homes and the right realtor gets great attention, i.e chartered helicopter to take aerial photos of the property/estate nice hand outs printed on heavy paper with lots of photos... or.. some danky house worth 100k which gets the cheapest stuff imaginable and the new people in the market. Its marketing and its all about perception and presentation. Make it look like gold and people will buy the worse smelling shit because it looks beautiful... same in every industry really. |
So someone buys a house BC of the helicopter photos? Interesting.
|
I'd agree that *most* realtors are scum. When I was selling a house a few years back, the realtor I started with was terrible. He did nothing to promote the house, had shitty photos of the place, was way off on the pricing off the area... fired him 4 months later.
Next realtor came in, made a HD video walk through, took about 100 photos and put 25 or so online, had a color flyer, house sold in a few weeks. |
Do you even need a HS diploma to be a rea-la-tard?

You don't get into the meat and bones of things until you go for your brokers license. As with every industry there are good and bad people. Also, not every real estate agent is a REALTOR. REALTOR just means they joined the association, paid their dues and agreed to adhere to an additional code. |
ha, i remember as a teenager eveybody's stay at home mom was becoming a real estate agent, you don't need a high school diploma, just take the course and you're a real estate agent.
what does an agent make on a house sale, 4%? and then splits with the company they work for? |
Everybody in Florida is a real estate agent including myself at one time. I can't think of many jobs that suck as bad as being a real estate agent. And yes, you sure as fuck don't need to use one, there are plenty of alternatives available.
|
I think agencies make about 3% on a sale, and the actual agent makes some portion of that.
|
i agree 100%

I've worked with 100's if not a few thousand agents. Years ago we started an ad agency dedicated to realtors and did everything from print media to online advertising; I handled the online marketing side.
I couldn't believe how little work and knowledge most of these people had. They would complain because the leads we were getting to them weren't ready to buy a house right away, I remember a few would even ask if we could schedule showings and get the person info on their properties--one time, fed up with them I asked "want me to sell the house for you too?" to my surprise, the guy actually answered "yes, that would make things easier for me." Point being, if your going to buy or sell a house you have endless agents to work with. When I was buying my house I fired two before we went with a family friend. I refused to sign any exclusive contracts and seemed that I had to do all the work looking for a house... Then have to pay a commission? Nope, that's not happening! Hired an attorney instead |
bossku69, we've had very similar experiences. We wasted a ton of time early on dealing with individual realtors. After a while, we swore that off and have been working only with brokers.

If you were to analyze all listing and buyers agreement you will find that an average of 5-6% is the norm, split between listing and buyers agent. Agents typically start at a 50/50 split with their broker and goes up with volume. I got up to 80%. Since I was doing REO most of my clients paid 5% so I was grossing $2k on every $100k in volume and my broker was making $500. |
I also agree that realtors are scum. They want tons of money for nothing. When we were buying they wanted basically $10k (if we ended up purchasing the property) for doing nothing but driving us in some shitty rusted up 15 yr old skoda for 3km.

I have a massive network of real estate websites where I live and farm out the majority of the leads. This is a great way to earn extra income with little to no effort.
|
Have even had self important sow realtors that were too lazy to do the most rudimentary tasks [pics & keys].

Realtors
I've managed to pick up a few bucks finding houses for friends. I find the house. then call the Realtor to complete the sale. problem they were having was the having was they gave they Realtor specific requirements which the Realtor totally ignored.
One Lady wanted a small house with the laundry on the main floor and had to be west of 72nd Street as everything east of there is crap. Realtors called her daily with houses at 18th Street. Most people won't drive down there in the daytime let alone buy a house there. Worst was the bitch that sold me a house claiming it was on sewers. Turned out it was on septic tank & the laterals needing replacing. Her commission paid for the new laterals. That was years ago before the disclosure statements they're required to give you now. Found out too late I could have sued for the entire sale amount. As the joke goes, "if a Realtor's mouth is open, they're lying." |
