Looking for SFR or condo properties in the 200-450,000 USD range in the following areas:

California (Los Angeles, Orange, San Diego Counties - coastal communities),
Florida (Southeast/Southwest - anything south of St. Petersburg - coastal communities)
Nevada (Clark County - Las Vegas, Henderson, Lake Las Vegas)

What specific communities have you invested in, or found to be a great potential to recover in the next 3 to 7 years?

Find out where the gays are going next as property values will climb.

Right now it seems to be Oakland Park, FL as they are being squeezed out of Wilton Manors.

Condos in fl are tricky. It is all in the condo by laws as they can make it impossible to make money on the rent.

I was actually going to say to get the competitive advantage he should get his real estate license, get the listing for houses he wants, photograph himself and then nobody would visit the listings.

Gay men/couples have more spending money then most, and do a incredible job of renovating properties inside/out. I just needed the reminder. Thanks.

Better have cash on hand ... Banks in the USA are chilly to ''investors '' ...

When I bought my 170K condo in Pompano Beach ( on the intracoastal ) , there had been nine previous offers ( 200K to 240K ) that were void due to lack of financing ...

I offered 170K , including furniture ( 1200 sq. ft ) all cash , offer valid for 24 hours ( I was leaving shortly ) .
Accepted, but the KEY word is CASH ....

Here, I bough 2 rental prpoerties ( 380K to 430 K ) with 20% down ... They are cash flow positive.

I have a friend with vacation rental property in Key West. One of the keys to his profitability and the customers he prays for are gay's. The respect shown for his property has his maintenance costs almost a non factor.

Cash flow is the key. Only buy stuff that can rent easily and profitably. The whole USA is on sale so not too hard to find good stuff.

Every investment I ever considered, included the thought "would I live there".
And while I will never live in Victorville, you might consider posting some additional insight to what makes the place a great buy. I know of some people out of OC that own at least a dozen plus SFR, all managed by professionals, and all are cash flow positive.
