Probably because I know nothing about MLS but am starting this for a client this month ;) ...thanks though I will take a look at MLS IDX now.

So in order to get the IDX feed you must have a real estate license and still go through a broker and a required screening?? Am understanding that correctly? Then it sounds like they monitor closely how you use the feed and will ban you if you misuse...who knew...perhaps these ppl should be working on some anti-piracy stuff for the adult biz!!??

Yes, you need to be a registered agent with NAR (National Association of Realtors) to use the IDX stuff.

I'm pretty sure that is the only way you can get up-to-date and legitimate information on what properties are currently listed for sale, sold, rentals, etc in the U.S at the present time.

I'd also advise your clients, if they are doing so, that they should not use the words:

Realty
Realtor
NAR
IDX
MLS

If they aren't actually registered agents, the NAR is actually VERY militant when it comes to protecting their trademarks and IP rights.
