Buildium or Appfolio?
 
Using Buildium for property and association management.

Thinking we should be using Appfolio.

Buildium does everything we need, but I always second guess myself and think the grass is greener on the other side.

Anyone use both? Which is better?

I just looked at buildium yesterday. Seems spendy.

Please define spendy. $1 per unit or less, per month is a relatively small cost of doing business. It does end up being a larger % of revenue when managing associations because the door fees are much lower... but so is the workload and required employee labor, so it doesn't really matter at the end of the day.

Much cheaper than Appfolio. I am not opposed to paying for Appfolio, but it needs to do more than Buildium in order to justify it.

One thing that I love about Buildium is that it has features baked in for residential, commercial and community associations. Most other solutions provide for one or two, but rarely all three.

I am wondering/worried what scaling in Buildium will look like as we're going from a self-managed rental inventory to adding an average of six properties owned by others each week.

It is more then $1/unit as they charge for lots of the features.

The hard part as I see it, is I want to get everyone to use the website to pay so that I don't have to handle checks and money orders but if half do it only then what is the savings?
