Valuation of niche site?

I am currently looking at selling WatchGirlsPeeing.com ( gfy.com/sell-and-buy-forum/1175752-established-fetish-community-11-400-a.html ) and was wondering if anyone could give the site a quick estimated valuation.

The site is running xenForo software with lots of upgrades and has an active community that contributes content. Of course, I have invested countless amounts of time, energy and money into posting and promoting to establish this.

Statistics:
Members - 11,400+ [in less than 2 years of accepting membership]
Posts - 65,000+ [averaging 100+ a day]
Unique Visitors Per Month (avg) - 34,000 [majority from organic search traffic]
Profit of over £3,000 so far this year!

Any feedback would be very appreciated.

There is no easy answer to that question. Quick answer is 6-12 months of income, but there are many other variables that you should take into consideration.

1. income
2. are those verified active members or the script doesn't have spam protection and spambots can register and make 1000s of profiles?

Sad but true. I've purchased domains from competition simply by waiting for them to go out of business.

Usually 6-8 times monthly revenue.

Its standard math....

Annual revenue x 10... as an example 1 mil.

minus annual expenses x 10... as an example 800 K

minus annual taxes x 10 as an example 100 K

Calculated it shows 100 K clear upside over then years...

Now divide it by 10 and there you have it

Value is 10 K...

... Caveats are.. You must own the site, the domain and all of the content... If not keep subtracting...

No different then somebody selling a bakery...;)
