That not a bad investment. To make concrete and roads you use a lot of sand and gravel. Landscape stone is a good (profitable) commodity also.

Around here, when you mine the gravel pit out you have a small deep lake and property that you can subdivide for residential use.

With repairs estimated below $5,000 (because we do the work ourselves here, so Im only paying for material this isn't fliporflop :winkwink:) that's $12,000 out of pocket, the property will have an ARV (after repair value) of $35,000. Where I live $35,000 gets you a decent house. Rents for $700 a month.

If you have some cash to throw around throw it in real estate! I work with investors all over the world, my confirmed client list includes people in Isreal, Canada, U.K., China, and many other places. Last year I had 25 closings and will easily match this year. Im looking for a partner to help me get my business to the next level. How would you like to get $300 a month + 3% of every transaction that goes through a FULL SERVICE BROKERAGE? That includes, sales, rents, property management fees, etc., and that includes anything you buy and sell. How much would you think that would cost in a hot investment market like North East Ohio? Not as much as you may think! I want to partner to get to my goals faster, but they are perfectly attainable alone.
