Please... I am in need of advice/tips/help with developing a functional Adult website.

I have 25 mainly Gay & Misc. Adult Domains. They were purchased with the intention of developing; However I recently listed them on here for sale. I'm a newbie to this and unfortunately I did not receive any offers even though both paid manual and online (estibot/godaddy) appraisals returned a high valuation on many and there is direct type-in traffic from being parked. That said, I am reconsidering development of 1 or 2 of the domains I own and plan on taking the rest to auction on another platform. I really could use some advice from any members willing to offer it.

I need help on where to even begin and start. I've researched some turnkey programs and affiliate sites, but there is a lot of information which became overwhelming in making the right choice of direction. With regards to development, traffic, content, affiliate programs etc., is there real value and money to be made in doing so at this stage? How long and approximately what costs are involved in development and is there a relatively prompt return on investment? How much time is required to maintain sites and is the management outsourced? What are the better/best programs or affiliate platforms?

I would greatly appreciate any suggestions, advice, or possibly partnering up on this development? I have other non-adult websites and domains to which I manage and plan to maintain, but I never been able to move forward with creating a fully developed adult site. I have also provided the domain list below for anyone that could help make any recommendations as to which 1, 2 or 3 domains I should consider for developing into a website first.

Nice domains, but adult domains are VERY hard to sell in 2018. I suggest to build tube sites or adult blogs.

Sorry man, but I have checked your domain sale thread and your prices are way too high, it's not 1996 anymore, try to divide your prices by 10 at least... and hope there will be someone interested.

I used both online and paid manual services for the appraisals awhile back, had several offers back then in the rage as appraised but passed, comes down to supply and demand, and it?s fair to say they are high; but more as reference then anything else. However some do receive high direct type-in traffic so I may develop a few as posted. I do appreciate the advice.

It's always been more abotut content (niche) and traffic (targeted).
This is a very mature industry.
Think, Detroit.

But if you have something VERY DIFFERENT it might work.
o2o, online to offline, offline to online.

Maybe connect with some gay bars/bath houses (does that sitll happen?).
They might be willing to collaborate with you and share their email lists if it can also make them some money and generate foot traffic.
