Is the source code included? Which development enviroment? Which database? How is documented this code?

Source code included, this was all built in PHP using Notepad++ all custom written. The database is mySQL and held within PHPmyadmin. I don't really understand the last question but I'm guessing documented like if there is any documents with like references to how the code works. At this point there isn't however if a sale was made I would be more than happy to put together a document outlining all the codes current functions.
