Unique live auction of the object consisting of three plots of land with buildings located on the Seru Fortunaweg in Willemstad, locally known as open-air brothel Campo Alegre.

The complex consists of 31 different buildings, of which approximately 156 small and large (hotel) rooms are part.
The various buildings consist of approximately 27 buildings with hotel rooms and a number of shops, an entrance building with offices, a toilet block annex laundry, a gym (which is currently used as a storage room), a central building with restaurant, stage and bar and two small outdoor bars, one for the left and the other for the right side of the resort.

The resort also has a built-in swimming pool which is located behind the buildings on an uncovered terrace.

Location
The registered property is easy to find and easy to reach. There is ample space for several (45) parking spaces within the resort. Outside the resort walls, in front of the entrance, there are also approximately 600 parking spaces on the private plot.

Minister's statement
On 19 April 2022, the Minister of Justice, Mr. S.X.T. Hato, (hereinafter "the Minister") stated the following:
Prostitution is not prohibited on Curaçao with the exception of street prostitution and facilitating prostitution in a hotel affair. If the future buyer of the property in which Campo Alegre was located intends to operate a prostitution business again at this location, this intention does not in principle meet with objections from the Minister.

'However, a future operator of a prostitution business within Campo Alegre must take into account the upcoming introduction of a prostitution policy with a possible licensing framework. The future operator of Campo Alegre must therefore comply with the prostitution policy and, if applicable, apply for a license to operate a prostitution business.'

This concerns three contiguous parcels of freehold land, calculated to be a combined size of 72,560 m², described in more detail as follows:
1. A plot of land, large 20,000m², located in the Second District of Curaçao on the road to Seroe Fortuna, further described in measurement letter number 260 of 1948;
2. A plot of land, large 10,816m², located in the Second District of Curaçao in Cunucu Hatun, further described in measurement letter number 542 of 1999;
3. A plot of land, large 41,744m², located in the Second District of Curaçao in Cunucu Hatun, further described in measurement letter number 338 of 1999;
with all that is built on it and further belongs to it by nature, purpose or reference, known locally as "Campo Alegre''.
