Should we buy a Trailer Park?

Seriously, there is a 37 plot trailer park for sale complete with house & restaurant. Income looks pretty good, 37 lots @ $1300 / year + $250 / year for winter storage, plus $35k approx for the house & restaurant.
Anyone have any experience or know someone who does?
What would be involved in running this?
Any issues that should be considered?

I think this is more of a summer trailer park for camping as opposed to
a "Trailer Park Boys" trailer park

=^..^= 09-10-2006 05:03 AM

depend where it is, how many plots are occupied and how often,
is it long term or seasonals?
quite a bit of work involved tht's for sure

if u buy it lemme know- i have an RV ... i might stop by to visit on one of my trips

It's not different than running an appartment complex or an industrial park.

Trailer parks are incredibly good investments here in the states. I say buy it! If you want some feedback on the asking price/return let me know, I have someone I can call with profound knowledge on the subject.

Cheers

What to do you think the insurance is like on those places if they are in a tornado or hurricane area?

Would you own the mobile homes? Better to just own the land and lease the lots. People rolling up with their own home and anchoring it down are better at paying rent than ppl renting your mobile home. Is the restuarant leased to someone or would you own it?

Dragar 09-10-2006 07:06 AM

buy it just so you can say that you are true trailor trash

I am thinking she meant yearly income, not how much it cost to build. LOL.

Make sure you investigate the septic system. That can be a major expense if you have to make changes to get things up to snuff if you have holding tanks and whatnot.

Wagerboy 09-10-2006 07:45 AM

funny thread. I too am looking for a trailer park. Somewhere in the upstate NY area. May I ask where you are looking?

No, just the land / plots that the owners of the trailers lease. I believe the home & restaurant is rented our for $35k income / year

StuartD 09-10-2006 08:04 AM

A trailer park looks like something that would take care of itself rather well, but trust me... it's a LOT of work. WAY more work than you could ever imagine.

When you stay at a trailer park, it seems as though there's not much to it... but when you own/manage it.... you'll never stop having things to do.

My family's trailer park/restaurant required a minimum of 7 people at work at all times. And that includes us doing all the carpentry, masonry, electrical, landscaping, roofing and so on and so forth. So it really needed even more employees at any given time.

Of course, our trailer park was over 60 spots with 7 cabins, a marina and full restaurant and bar as well. So it may have needed a little more, but still... you'll still be busy as hell with a trailer park.

When we sold it, the people who bought it thought it would be some easy investment that would just run itself and make money with just a little maintenance here and there. They were in for a huge shock.

That's amazing because I was just sitting here thinking about how similar working in a bar and buying a trailer park are.

Since the trailers are already there, this info might not help, but I dated a guy who would go to foreclosure auctions and buy 1-2 year old single wides for an average of $7K. He owns a lot of property in an area that is lenient on trailers (many are not). He spends a few hundred recarpeting, hooking up utilities, etc. He rents them out for $90-100 a week with no lease. You're a week late, your stuff's outside and the lock's changed. Mostly he rents to Mexicans who work in the carpet mills in Dalton GA. He's in the black in about a year and a half and the rest is gravy. His stepfather handles the maintenance and old boyfriend who's a big fellow, handled the collecting every Sunday.

They are QUITE the money maker if you don't mind dealing with the type of people who rent trailers :)

If this is a vacation type place, then I know nothing ;)

So he provides harbor for illegal immigrants. Awesome!

So if they don't pay, who do you run to? The cops? lol

You'd need the trailer park mafia :1orglaugh

Uh, no, these are legal Mexicans who work in the carpet factories. If Berkshire Hathawy hires them, why shouldn't he rent to them? :) If they don't pay, he kicks them out and gets someone who does. It's not exactly worth his time to go after someone for $100 :thumbsup

babymaker 09-10-2006 10:32 AM

be sure to contact jerry springer so he can open a casting office there, i am sure that will help with some costs :D

Peaches 09-10-2006 10:33 AM

Funny thing is, my old boyfriend said a lot of his tenants drove nicer cars than he did, lol (then again, he was a multimillionaire who drove a 10 year old minivan ;) ).

Drake 09-10-2006 10:39 AM

How much are they asking for it?

Sweet.. hit me up, I owned a Restaurant that I sold
in Jan. 06, and I camp using my RV.

So, I would have some input that may be useful.

Axzar 09-12-2006 09:55 PM

Just don't live there. I hear trailer parks somehow attract tornadoes.

rodney25 09-12-2006 10:11 PM

If you could put up a profitable business with it then why not?
