Should we buy a Trailer Park?
Seriously, there is a 37 plot trailer park for sale complete with house & restaurant. Income looks pretty good, 37 lots @ $1300 / year + $250 / year for winter storage, plus $35k approx for the house & restaurant.
Anyone have any experience or know someone who does? What would be involved in running this? Any issues that should be considered? I think this is more of a summer trailer park for camping as opposed to a "Trailer Park Boys" trailer park |
depend where it is, how many plots are occupied and how often,
is it long term or seasonals? quite a bit of work involved tht's for sure if u buy it lemme know- i have an RV ... i might stop by to visit on one of my trips |
It's not different than running an appartment complex or an industrial park.

Trailer parks are incredibly good investments here in the states. I say buy it! If you want some feedback on the asking price/return let me know, I have someone I can call with profound knowledge on the subject.

A trailer park looks like something that would take care of itself rather well, but trust me... it's a LOT of work. WAY more work than you could ever imagine.
When you stay at a trailer park, it seems as though there's not much to it... but when you own/manage it.... you'll never stop having things to do. My family's trailer park/restaurant required a minimum of 7 people at work at all times. And that includes us doing all the carpentry, masonry, electrical, landscaping, roofing and so on and so forth. So it really needed even more employees at any given time. Of course, our trailer park was over 60 spots with 7 cabins, a marina and full restaurant and bar as well. So it may have needed a little more, but still... you'll still be busy as hell with a trailer park. When we sold it, the people who bought it thought it would be some easy investment that would just run itself and make money with just a little maintenance here and there. They were in for a huge shock. |

Since the trailers are already there, this info might not help, but I dated a guy who would go to foreclosure auctions and buy 1-2 year old single wides for an average of $7K. He owns a lot of property in an area that is lenient on trailers (many are not). He spends a few hundred recarpeting, hooking up utilities, etc. He rents them out for $90-100 a week with no lease. You're a week late, your stuff's outside and the lock's changed. Mostly he rents to Mexicans who work in the carpet mills in Dalton GA. He's in the black in about a year and a half and the rest is gravy. His stepfather handles the maintenance and old boyfriend who's a big fellow, handled the collecting every Sunday.
They are QUITE the money maker if you don't mind dealing with the type of people who rent trailers :) If this is a vacation type place, then I know nothing ;) |

Funny thing is, my old boyfriend said a lot of his tenants drove nicer cars than he did, lol (then again, he was a multimillionaire who drove a 10 year old minivan ;) ).
