I'm trying to think of what else I need to say for you to be able to give me an accurate estimate. Its on 1/4 acre. 15 to 20 minutes from the center of downtown. 4031 sqft

Probably 450,000 around here, since there is not much property.

Probably double that amount if it was in the closest major city.

I am in Ontario, Canada.

What if it was 15 - 20 minutes away from the downtown area of the nearest big city? I say downtown because Indianapolis, where I live, counts everything within the county as Indianapolis. So you can live in 'Indianapolis' and yet still be 35 - 40 minutes away from the center of downtown and thats in good traffic.

Well I just checked out the prices in a local area (on mls.ca) that is similar to what you describe, and similar houses seem to be priced between 5 and 6 hundred thousand.

fuck some low prices up there.. akkk .. I would have to say 600-800 on the west coast of Canada ..but in about 18 months it will be down a 100-200k easily .. and would be a really great buy at 500K

I am flipping a house around that size right now but its 100% updated. That house around here would probably list in the low 400s.

a 3+2 with no pool or large lot goes for about 1.2 in my 'hood' be about 22oo square feet

On 1/4 acre? Probably around $300-350K in the Atlanta burbs (though there's no way in hell you could get to downtown in 15-20 minutes unless you were IN downtown).

My brother and SIL have their house on the market - kinda the same style but more updated inside IMO and a bit bigger in sq footage. 5br/5ba. But it's on almost an acre in a cul-de-sac with an awesome fenced in back yard. Even though it's easily a 45 min - hour drive to ATL, they have it on the market for $450K and would take $425K.
