With the money I have made from the porn industry I invested in land. I was thinking that I would be able to get out of this (porn) at the time. In 2007 I purchased 82 acres of land for $330K and have been learning everything about the process.

Things have took longer and have been more expensive than expected, but it is about over.

GFY - I have learn to be a niche player. Since no one is buying home here I had to look for another market, builders. Small residential builder have no lot to build on down here. All the developed land is owned by big companies.

I am offering vacant land just to small builders and the response has been excellent.

all lot have been sized to be rezone by each contractor for two lots. They can go through a very quick process for a minor subdivision or just use their one time option to subdivide their property.

On December 11th the planning commission will hold a public hearing, it will pass. One month later the commission will grant me the zoning approval. I have already presold 12 lots without much effort.

This year has sucked. I have not put the time or effort into my site that was needed. With the F@cking bailout and economic malady this has been hard. My other business with financial companies and SEO this has been a disaster.

You put all your hard earned money into something and time, wow our government sucks. I just thought the other day about using my chemistry degree to go into some illegal stuff. Still thinking. Watch "Breaking Bad" I could easily do that. Yikes.

This land thing will work in time, also my current work on traffic increases has put me back to 2K+ a week from this industry. Pays the bills.

just want everyone to know, look at what you have learned from a tough industry and apply it to normal everyday life.

Brujah,

this is just the first phase.

$460K roads, sewer, civil engineering, landscaping, and traffic impact fees. $1.3mil lot sales (several lots will be sold below market to reduce the road building and possible civil engineer cost, still bartering). So about 800K for the first phase at RSF2 (15000 sqft). Second phase I will go for intense building and get a RSF4.5 (6000 sqft), this will give me 70+ lots which I will not sell but build cottage homes and hold the land and mortages.

I will still be left with the following for my own home, 4.5 acre lot next to the wetlands.

not commercial. I have little understanding in that.

Didnt you have an other thread talking about those sales you were making

and thanks for the tip, where is that land that you speak of?

I know some developers that can flipped that or actually develop it. I would just be the middle man.

I am gonna do some research on the area and the politics. If you can drop some names in that area like the zoning guy it would be helpful.

Diversifying even during good economic times is always a wise move. Having a plan b is a very practical and realistic approach. :thumbsup

damn, 300k for 14 lots? that's pretty damn cheap, around here it's not uncommon for a single lot to sell in the 200k+ range....

the whole parcel of land (82 acres) was purchased from a mobile home park that it was next to. Half the land is wetlands and can not be developed. This is in manatee county Florida, Bradenton is the largest city in that county. I live in Sarasota 15 miles south. The land is zoned A-1 (agricultural) and I am doing a straight rezone to RSF-2 (15,000 sqft lots min) for a major subdivision. This has been a lot of work but now it is like second nature. I can look at any piece of undeveloped property and see the residential potential (sound like something OJ's lawyer would say).

The lots will be going for 80-93K, which is far below the average for this area, I have to do this in order to sell them quickly, I do not have the time to just sit on them and wait. With the profits safely hidden in Phase II, I will control the building of homes not just the lot sales.

Next year will be very good to me.

You were wise to put your money into something else and not just blow it like some people in this industry do. I am always trying to branch out to other areas. My motto is "As much income from as many sources as possible" That way if one source dries up, I'm not doomed, there are other things bringing in some money or I can devote more time to.
