I own roughly 5 rental properties. (Really I do)
I make profits only by renting out these props for MORE than my monthly mortage on them. These props were initally flip investments. Meaning I planed to buy and flip for profit. However the real estate market went to shit and I was left holding the bad bag on condos and props that really lost tons of value. This is true of most home owners as well. Including myself. For three months I did not pay my mortage. I still collected rent from the renters (lost most of that in the casinos but thats not important here) I didnt pay my mortage.
Here's the tip. Homeowners, DO NOT PAY YOUR MORTAGE.... For 2.8 months!!! The banks will be in a panic and calling like mad. Ignore them. IGNORE THEM... At the 82 day mark call them. Tell them you are going through financial hardship. You lost your job 2 months ago but YOU HAVE FOUND A NEW ONE BUT IT PAYS LESS. Make up how much you make. Add it up with expenses like creditcards, insurance, food etc. Then leave room for say half of what you normally pay on your mortage and tell them "this is all you have left and can afford for mortage" MORE: |
RESULT:
What happens is they are in a panic. The last thing they want to do is foreclose and be stuck with property. This event kills the banks, kills the economy and its the last thing they want! MORE: |

I actually know someone who did exactly this. And they haven't had to pay their house payment in like 6 months, and still waiting on the new paperwork from the gov bail out.
Their house payment went from 5,500 to under 2,500 and they got lucky instead of losing their home. |

They will tell you no at first.
Here are the solutions they will pitch to you -We will give forgive the last 3-4 months mortage at no fee and no report to the credit agency. Just simply start paying as normal next month. (this is a nice offer but dont let these fuckers trick you! It doesnt help, you can get much much more. The ball is in your hands here, they are the one at risk) -We will give you a hardship plan that lets you pay less for 2 years till you get back on your feet. (again nice offer, but fuck you.) Let them think you are not scared to FORCLOSE. In fact you want to forclose. That scares the shit out of them. JUST SAY NO TO THESE ALT OFFERS..... TELL THEM YOU WANT A NEW FIXED LOWER RATE.. AND 40 YEARS instead of 30...... |

Here's how it works out for me.
I was paying around $2100.00a month for a prop. Now Im only paying 1200.00 a month for that same prop. With lower rate% fixed (its like refinancing without fees!) and from going to a 40 from a 30) |
Now with Brother Obama's Bailout Money starting after the 4th of March this will be less of a struggle and most people will be able to run this scam.
But it all starts right now with you. And by STOP MAKING PAYMENTS on you MORTAGE.. Must go at least 60 days to really scare the bank to let them know you are for real. Dont try and do this before that. AGAIN WRITE THIS DOWN. DO NOT ATTEMPT TO DO THIS BEFORE YOU DEFAULT.. YOU MUST DEFAULT 60 DAYS FIRST... |

These people are VERY AGGRESSIVE when you talk to them.
Remember you hold the upper hand... Tell them you lost your job, Tell them you have a new job but it pays less. Roughly half of what the old job paid. As a result you cant afford the same old cost of living and payments. This is the specfic FORMULA they are looking for... THIS IS KEY. Do this EXACT as I say or it wont work. |
You will be on the phone for about 1 hour.
They will transfer you around like crazy. Be very very nice to the people on the phone.... It helps.. But be firm and aggressive when it comes to your stand. |

Mortgage companies report monthly. You would have a 60 day and a 30 day reported on your mortgage. better off foreclosing(unless of course you dont care about your credit)
Doing this would make it goto an ins'd loan, cause the taxpayers $$$. Not good. Im gonna disagree with this scam.:2 cents: |
