I once did a loan for 2 doctors, house was around $350k or so.... a week before closing, the wife bought a new mercedes, totally threw off their ratios, and I had to bust the loan.

Hell, you don't even having to go on a shopping spree... It'll lower your score if too many peeps check your credit within a certain amount of time too
