this is a really good thread. to answer question yes I still go to dominican republic but i also own condo in thailand. everything said in this thread is accurate about the 51% ownership. go for condos/apts instead of houses since you cannot own land there. most eastern peoples live in modern vertical buildings, single family homes are really an american ideal unless you're in the countryside. on that note, you can rent my pattaya condo for 10k baht/mo long term or slightly more for short term. FS for 1.7mb

if your plan is to make money on rentals, stay away from krabi, chang, mak. these are mostly Thai vacation spots. they don't want to pay much and will try to screw you.

in samui, phuket, even pattaya, you can get a condo rented up all year long and there are farang owned management companies to clean and handle problems.

if you're just going to live in it, well, go stay in each place for a month. its cheap. we thought about living on Koh Chang for awhile. went down about 5 times. it got boring quick.

this is not generally the case.
conods that are allowed for holiday rantals must have been BUILD from the start on with the allowance.

actually 90% of all condo rentals in pattaya are illegal.

i was renting my house here a few years for holiday guest but on the long term it does not make sense with just one or 2 objects - even with expensive ones that are good booked as mine was.
apart from that the law is now so terrible and really hard to comply that i gave it up.

6-7 years ago the situation was different as there where still enough europeans here.
now you are dealing with big chinese groups and indians or even worse: thais.
on top of that the high THB exchange rate is killing the holiday market.
i have never seen pattaya that empty as this december and i doubt that this will change in the next 2-3 years.

just left pattaya a few months ago after spending 1/2 the year there on low season. i thought high season things were jumping. i do have condo bookings there but you're saying the streets are still quiet like summer?

very quiet - just cam back from walking street and i have never seen it in a high season like that.

there are like 15 agogos with the "to rent"-sign. even the usually packed clubs have chairs and tables left.

in 2-3 years it is time to invest again here.
now i would not even buy a stone. but at least i still get some interest on the bank. i can sit it out.

That is Provence Krabi, but the Island Koh Lanta. Koh Lanta is a nice spot, stayed there 6 weeks and went 2 times. But low season is low... very low. And a lot of wind and waves in low season. Maybe able to rent it out 3 months. Long stayers are disappearing i see on this island also cause of stricter visas. And everything is for sale, you can buy many businisses, resorts, villa's. Cause the Thai Baht is very high and good time to sell, more condo's realised while less people come. I see it is also more quiet on Koh Chang, normally it would fill up now and high season is January - March. I haven't seen it real busy in Pattaya for 2 years now and smaller apartments build 8 years ago in Soi Lengkee are closed. Better ones are build around the corner though. I also wouldn't buy on Koh Lanta cause i don't like seeing 14 year old children (or younger) locked up in a burqa.

Koh Lanta also means you have to go there by bus/taxi for 2 - 3 hours from the airport.
And maybe 2 - 3 months high season. Don't know how many direct international flights go to Krabi. But with the enviroment flying taxes there will be less European families.

I wouldn't buy in Thailand at this moment. And cause of the visa (it is a lottery if they refuse entry or not when you come here many times) i will be heading to Goa in India in 4 weeks, instead of trying to get another single entry visa for Thailand in a neighbouring country. Thailand doesn't want to have long stayers anymore. A lot of long stay backpackers moved already.

I stayed in Phnom Penh for 2 months, three big apartment condominiums, 36 floors high, hundreds of apartments for rent, all Chinese investments. Also Kampot is developing fast, cause the Chinese bougt Sihanoukville and all western are gone there. All the signs in the Phnom penh where also in Chinese just like the TV channels. And also in Vietnam (Hoi An, Phu Quoc) a lot of (Chinese) construction is going on with high end resorts. Prices tripled the last 4 years. But owning something is hard in asia, all lease constructions.

Looks like my last weeks in Thailand for the next years, heading to Europe in the summer and than Latin America for some months/years. Thailand is now 30% more expensive than 2 years ago. If you follow the thai facebook groups you read a lot of frustration. But i must say that i like Thailand much more than Vietnam or Cambodia. So most will come back, when the bath gets lower and visas less strict. Or the Koreans, Indians and Chinse will replace the Western Tourist.

already found my spot to buy after doing some research and talking to an agent there... actually reminds me a lot of what Thailand looks like on the small islands..

Beautiful area.. low crime.. lots of French, Italian, German expats living there..
