Funny to see those houses in CA for $1mil+ that are shit holes. Here for that price, you get a mansion in a private gated area in the best part of town.

I've bought a $105,000 4 BR house in Slidell, LA ($15,000 downpayment, $650/month mortgage) .. I left to California one year later ... and I'm happily living in a 1BR apartment for $950/month rent

How come it's so cheap in Florida... isn't it supposed to be one of the most popular vacation destinations in US... as well as the upscale retirement spot. So prices should be high... weird.

$100k is not a whole lot of cash.

Mexico is cheap to live in, but if you want to live nice, you cant get a home for under $150k.

That is what it runs in Mexico and the US cities I have been in.

I am shopping around too.

Looking for a second home in the US...

Actually Las Vegas is a little more expensive now thanks to lower rates. A small house in a nicer neighborhood will cost you probably $180-200K.

I think it is a little cheaper in Phoenix.

Ahh, I didn't realize.. Still, compared to the sf bay area it's cheap.. $300k in vegas gets you a palace compared to what $600k gets you in the bay.

nevermind, I talked to an agent today and I need to be self employed for 3 years before I could get a mortgage, so it'll be a while.

No you don't. You can do a no-document mortgage and pay a little higher interest rate. With rates as low as they are now, that's still a good deal. Plus, when I bought my last house, I only had to show 2 years of self employed income tax returns to get a conventional mortgage.

Find another broker. :)
