I'm trying to think of what else I need to say for you to be able to give me an accurate estimate. Its on 1/4 acre. 15 to 20 minutes from the center of downtown. 4031 sqft

evildick 06-21-2008 09:05 AM

Probably 450,000 around here, since there is not much property.

Probably double that amount if it was in the closest major city.

I am in Ontario, Canada.

What if it was 15 - 20 minutes away from the downtown area of the nearest big city? I say downtown because Indianapolis, where I live, counts everything within the county as Indianapolis. So you can live in 'Indianapolis' and yet still be 35 - 40 minutes away from the center of downtown and thats in good traffic.

ztik 06-21-2008 09:12 AM

I've got a general contractor in the family.

DamianJ 06-21-2008 09:14 AM

I would guess about $2 - 2.5 million USD. South East England, on the coast.

BlackCrayon 06-21-2008 09:16 AM

Probably 500-800k.

Well I just checked out the prices in a local area (on mls.ca) that is similar to what you describe, and similar houses seem to be priced between 5 and 6 hundred thousand.

Furious_Male 06-21-2008 10:10 AM

Approx 100 per sq foot +amenities (property over 1 acre, finished basement, Updates etc.)

I am flipping a house around that size right now but its 100% updated. That house around here would probably list in the low 400s.

stickyfingerz 06-21-2008 10:15 AM

300k to 375k roughly

sweetcuties 06-21-2008 10:16 AM

When I was in the burbs of St. Paul the houses for sale were a fuckload more expensive than the houses in Indianapolis. There is that much a difference in price from the burbs to the cornfield? From what I saw there this would have cost 600k in the burbs.

ladida 06-21-2008 10:25 AM

1 million easy, and up from there, depending on various other states of the house (plumbing, connection to the city, which city...)

log into the county tax appraisers office (if they have one on line)

they will give a breakdown

For example, on my tax roll my house is only worth about 1/5 th of the property (the land) value.

TidalWave 06-21-2008 10:44 AM

probably about $2 Million dollars in Los Angeles County and you'd be 1 hour from downtown.

Compdoctor 06-21-2008 10:45 AM

That was just an example on the homes for sale up here. One of the reasons I moved out of the big city a long time ago.

Blazed 06-21-2008 10:47 AM

$3.5-$4m

maybe in bumfuck nowhere, but hey, i'd rather live in the woods with a nice house for $200k and have to drive 20 mins to do anything fun, then to live in the middle of a big city, with the same house for $2mil

400-500k

Supz 06-21-2008 11:36 AM
