I usually hold my appraisal inquiries for domain boards, but given the market specificity in this case, I thought I'd get your opinions on this one folks ;)

What do you think it's raw (no development/ no traffic) value is?

Jace, I agree - At the end of the day variables such as these will always define the optimum value of a domain, or at least, go along way in increasing said value for that is ultimately a simple case of supply and demand when it comes down to it.

My goal here was just to get an idea of what the general open market value would be perceived as.
