How much is the Playboy Mansion Worth? Any Idea?

I've done my share of buying and selling homes, but I wouldn't even know where to start on this one.

Location Location Location, Lot Size, and most of all...The History.
Should be a Historical landmark by now and he should't be paying any property taxes.
What do you guys think, I've been there about 5 times and every time I just see more and more character from this place.
I have no idea, but I am going to guess...50 Million?
What's your thoughts?

Alot of money.

It is a landmark.

Dunno for sure, but $50 million seems in the realm of reason.

Yea, now that I think about it, you could be close. When you factor in the "playboy factor." But based solely on California real estate... I dunno...

Seems you're 50 mill guess was spot on Dave

The 22,000 square foot (1,951 square meter) house is described as being in the "Gothic-Tudor" style by Forbes magazine, and sits on 5.3 acres. It was built by architect Arthur R. Kelly in 1927 and acquired by Playboy in 1971 for about $1.2 million. It sits close to the extreme northwestern corner of the exclusive Los Angeles Country Club, near UCLA and the Bel-Air Country Club. Over the years, approximately $15 million has been invested in renovating and expanding the mansion and the current market value of the home is $50 million.

Cali prices and the one and only PlayBoy Mansion..Even if it doesn't get appraised at 50 Mil, I"m sure someone will pay to own it for their collection. LOL.

zillow.com says 5.9 Million but the next door house is 16 Mil and it's
a smaller house and lot ?

My guess is 20-30 Million !

If you consider Aaron Spellings place that is next door is or did sell for 150 million.... It is a larger mansion on a bigger compound but still comparable... I would say 50 million is a little low...

Good find I also figured it would be under the corporate assets of the company. So it would have some public record as to how much they have it on the books for

Zillow is usually off by a few mil here and there..LOL.
Can you imagine someone buying it then level it to make Condos..haha.
Sorry, that would be horrible, but imagine the wanna be players you would have on the waiting list and the pre-sells. Just one pool in the middle. Hmm.
It's not zoned for it anyways, I am just blabbering away before bed.
I am still at 50.

zillow is within 10% 99.99% of the time though

The thing is all the houses around this address that sold the last two years sold for 6-8 million so I'm sticking with my 20-30 Mil except that a high roller would pay 100 Mil just because it was hef's house

I would say the History out ways any factor in this case, so hard to put a price on it. Most likely it will never be sold, thinking it may one day be a museum like Grace land.

Only if the buyer pays it all cash, the bank will only loan a percentage of what the house is worth.
So if the new buyer was going to try and get a 150 million dollar loan on a house that is worth 50..it will never fly.
I say 50 of us all pitch in 50 Mill and buy it, we'll rent it back to Hef for 20K a month and we get to host all his parties..
I'm in..Do I have any backup??? 49 more to go.

Market value is only a starting point for the mansion.

I originally thought it would start at $60 mil.

It's history could take it as high as $100 million. A rich Arab would buy the place in a heartbeat.

There will be someone like Joe Francis (when not in trouble with the law) who will want to come in a swipe it up in a heartbeat... The house is also a legand in itself and in the right hands can be a nice investment and money maker much like it is now with all the rented out parties there...

You are G'daamn right.

If I had 1 bil I would pay gladly pay 100 mil for that house. Talk abut the ultimate after-party pad. Pool parties, BBQ's... OMFG.

For some that is worth it's weight in gold.

Standard Real Estate Appraisal rules wouldn't apply, because its a world wide known estate... I would say in the 75-100 million range...
