Not just in stock, bonds and mutual funds, but in property and other things.

You would be surprised how many mortgages you can buy right now, and for how much.

This is the worst time, to invest. Wait a bit more. You still have the president of BOFA, mentioning, that it will take another year, before we see a bottom on home prices.

and on a personal note, I just got a letter from CountryWide closeing down one of my lines of credit, the reason.... You home has depreciated in value. I have to do an appraisal if I want my line of credit back.

I know what the big guys are saying, and I tend to disagree on some areas, There are some great investments to be made if you look around. Some people are desperate to get out of deals they can not afford. If you, or anyone that works in this industry has saved a dime, this can be the deal of a life time. You just need to watch for them.

A developer friend of mine thinks the same thing, that the market will continue to plummet so there will be better deals in a few months.

Aren't you located out here in vegas? I've been finding some amazing deals out here for houses $130,000-$200,000..and I'm talking houses up to 3000 sq feet. I'm betting though that they'll probably drop more in the next few months. These are the same houses that 2-3 years ago were priced at $300,000-$450,000. Properties over $700,000 aren't really dropping though.

I think it will go down more, as an average across the country. The mid and east coast will continue to drop, and be what pulls the average down. Some bloated areas of Cali will drop but that's just needed.

The rest of the West is rocking. Yes, some house sizes and some areas are taking a hit, but lots of other areas are doing great and the value of the property is still going up.

Our house, been here over a year now. The value has went up a good bit. Houses here take less than 3 months on average to sell and either go for the list price or just a little more. If I would have purchased 8 miles away, it would take me 6 months to 1 year to sell.

As Noe said, some amazing deals for houses, all over. No reason not to invest if you just do a little research in a focused area.

This may sound retarded, but how does one invest in fresh water? Is it even possible? There are going to be major shortages in the next couple of decades.

A guy in pan handle of Texas has been buying up land for water and is trying to sell the water to cities, dallas, ect. Not having the best of luck.

I don't think we will see a shortage of water anytime soon, personally. Simply because we can pull it from thin air - we don't have to pull it all from the ground.

Agreed.

I am looking at some different properties. But I have so much going on at the moment, hard to make the time. But I am looking to invest in more property in the next 6-12 months as I have time, and less projects on the table.

Myself personally... I am my own best investment. Whatever I have invested my time and money in online has always made money.

I do not have the time, or interest, to deal with stock. I am looking at more hard assets, but that is because my credit union/bank/CPA thinks it is where I should be to balance out my revenue streams and make things look more "stable" or secure....

Bean counters like hard assets and things they can 'take' should they ever give you a dime.

My mom is a microbioligist who works in the water industry. In the US water sources are all controlled by the states.

My mom has worked in the water industry almost her entire career, please believe that we are now in the midst of a water shortage and it will get much worst. However, the next step after using up most of our natural fresh water sources will be desalinization of ocean water, which is something that the military does not but it's extremely expensive. Until we're able to find a cost effective way of desalinization, we're going to have a huge water crisis.

Anyway, I just don't buy into the water hype. In some areas, of course it's going to get bad. But we have a huge range of solutions.

Yes, you're right..people can buy water rights in the US. I'm talking about major fresh water sources..the colorado river, etc.

Do you also believe that global warming is a myth? I'm not saying that we are going to run out of water sources..but until we find a cost effective solution we are going to have a major water crisis.

Dont forget that you can grab some things in other countries and have them as an investment. use them from time to time for your self, rent them out for a profit or just sit on them for a while and sell them.

Baja California, while not very safe right now, beach front property is well worth the purchase. I have two pieces of property that have coastal views.

Also Cancun in the hotel zone. You can get a 2/2 on the water for about 250k. try that in Miami beach.

Of course there are other investments as well.
