We all have Hobbies...Here are a couple pics of mine. (Enjoy)

Not sure how many people here like to flip homes. I enjoy them, I love the hunt, I love the negotiating and I love the remodeling. Most of all, I love how fast I can do them with the quality I put in them. We all need a balance in life to stay sane. So between my motorcycles and flipping homes, working in this industry. I think I have a pretty good balance.

Then of course, the family trips with the new additions to the family.

This house looked like it needed to be leveled when I started it. Did the whole house in about 3 weeks.

that's quite the difference with the before and after. Was that 3 weeks working full time, or how much time did it take?

Damn you are doing this in LA?
How long does it take to actually close on the houses though? I assume most are short sales or in foreclosure?
How quickly are you able to move them after fix up?

Been wanting to get into this so bad, it seems like so much fun!

I didn't do it myself, I used to 15 years ago before CyberAge, well, I was a one call do it all guy, but could never afford to buy homes then.

I have a four man crew. They work full time, I just go see them in the Mornings and tell them what to do.

Yup, in LA,
The hard part is getting the deals, you just need to make some friends that work with banks. Then negotiating against others to get the deal.

They go in about 30-45 days because I price them right, and let the buyers bid each other out.

It is fun. And safer than the stock market that's for sure. Especially after today's crash.

Nice work. I did this once with some friends of mine. To be honest, it was a nightmare. Part of the problem was that we wanted to do most of the work ourselves and it was almost impossible to get them all to work on the house as a group. Eventually we got it done and got it sold, but splitting the money 4 ways made the profit shrink fast. For what I earned I wouldn't do it again with a group, but maybe someday on my own I would consider it.

That's pretty cool. If I was back in the States I would probably be doing something similar. My sister is really great with wood work and likes doing the physical side of remodelling and I have the marketing and decorating eye. Too hard to do it this far apart from each other though.

the before and after pics look pretty awesome, especially on the kitchen. I guess it's the perfect time to be buying houses in the US, right? Could be a bit harder selling, but still, it's something you will earn good money on in the long run.

you still make money on these places even with all that labor cost? are they legal? hehe. house flippers kinda piss me off. i mean if i were to buy that house not knowing how shitty it looked, i'd feel kinda taken if i ever did find out. even those the house is nice now it obviously was not taken care of and could have a lot of problems with the structure beyond what you can see.

I aim for LA, San Fernando Valley, San Gabriel Vally. Wherever I can get a deal. This one is in San Gabriel.

I actually pay my guys really good, they've been with me for a long time. They do quality work which is why we work good together. But I still need to stay on them to make sure it all gets done right. I wanted to do a TV show as well, but they have quite a few already.

4 Partners is hard to deal with. I have one Partner, same partner in all my business's. We just work out as Partners. I know a lot of people don't do well with Partners. Getting 4 peoples opoionion on a remodel is tough. He lets me do whatever I want on some of them, and I give him the green light on how he wants to do them. But I agree, it's fun when you can sell off the final product and be proud of what you built. And as a reward, you get a profit at the end of the day.

Its fun when you get the right deal. I usually try and find the worst house on the block. To what others seem like it's really bad, I know how to make it new, and better right when I see it.

It's a good idea but the problem is, everyone is buying now to sell in the long run. Can you imagine how many homes will be up for sale when or if Economy gets better. A lot.
But if you keep the home buying low, and you can afford to sit on them like you said. You can always rent them out to pay the mortgage and sell it off in the future.

Actually, it's all legal. You pull permits if you have to, Plumbers and Electrician pull their own permits if you are doing a new panel or a complete repipe.

It's also easier for buyers to get financed when the bank sees before and after pictures and all the quality repairs. Plus, I don't take shortcuts so the lucky buyer has the best and safest house on the block. Usually.

I've watched that tv show " Flip That House " and they get the whole thing remodeled and sold in an hour so I don't see what's the big deal.

Sounds like he is having fun with it as well. The loss is bad, I was one of the lucky ones that didn't have much sitting around when the real estate market took a hit.

But as long as he is having fun with it now, and still making money. That's good to hear.

I've flipped several houses, not many lately though. I always hired everything out but its still lots of work. Most people tell me you can't make much money doing it, but in any market if you find the right deal and buy the right materials you can always make money.

Very true, you can put the most expensive Marble or put something that looks like Marble.
It all depends on the caliber of the home.

I put a nice kitchen in this house, but I only paid about 800.00 More to get the better cabinets and it completely changed the look of the kitchen. Just need to be wise on where you spend the extra funds.
